For the last few years we have seen lower than "normal" inventories in our active retirement communities.  For all intents and purposes we are in a Sellers market with home seemingly flying off the market before they even have a chance to hit the MLS

Because of this, Sellers (and some agents) think you can put just about any price on a house and it will sell.  This is not true as evidenced by some of the homes that have been listed for 45 days or more.  There are many factors that determine where a home should be priced for sale.  Condition & location are the two primary factors to consider.  But here in the retirement communities the model could also be a factor as well the size of a home

If you are thinking of selling your home, you need to have an experienced professional that is familiar with your community.  One with a proven track record, that can move your house as quickly, professionally, and for as much profit to you as possible.  There can be a fine line between getting the maximum price for your home and listing it too high where it lingers on the market and Buyers then wonder what is wrong with the house.
